Nordstrom will open a 22,000-square-foot Rack in Athens, Georgia, in the summer of 2027. It will be the eighth off-price store in a state that already has seven Racks and two full-line stores. The unit of expansion is now discount, and this one comes with a date attached.

The box tells you what kind of growth this is. Athens Marketplace sits on the Atlanta Highway, and the Rack takes an outparcel there, beside an Office Depot and a GameStop. Most of the new sites are open-air centers rather than enclosed malls, which buys a cheaper box and an easier returns counter. Nordstrom made its name as a mall anchor; it is expanding at the edge of the parking lot.

The date is the underwriting. A lease signed in 2026 for a summer 2027 opening is a forecast with a landlord attached. Nordstrom went private last year and stopped reporting quarters, and it owes no one an outlook. It has published one anyway, in square feet and in a season. Athens is a university town, which is a way of saying the customer being underwritten there has not yet formed the habit of paying retail.

The direction has been legible for two years. The company opened 22 Racks in 2025 and plans 23 in 2026, while two full-line anchors closed this spring, at Galleria Dallas and Christiana Mall. Sales for 2025 rose 7 percent to nearly $16 billion. The company is growing and shrinking at once, and the two are sorted by price.

The proportions were settled before Athens. At its last public count, in February 2025, Nordstrom ran 92 full-line stores against 277 Racks. Off-price comparable sales rose 4.7 percent that year; the full-line banner managed 3.0. Georgia takes that ratio and steepens it to four to one. A house built on fitting shoes is growing fastest where nobody kneels.

Rack is the company’s largest source of new customers, a line Nordstrom repeats in almost every opening notice. The introduction to the brand now happens at the markdown.

A customer you meet at a discount has learned what you will accept.

The trade reading is that off-price is winning, which is true and not much use. The useful comparison is Saks Global, winding down most of Saks Off 5th to concentrate on full-price luxury. It will keep a few outlets, and only to clear its own stock.

Nordstrom has taken some of the customers and merchants Saks Global is shedding, which makes the divergence less a coincidence than a transfer. Two houses read the same American shopper this year and walked in opposite directions; one of them has named a year.

Nordstrom is not betting that customers will spend less. It is betting they stop at the Rack on the way down.
